Choosing the Right Roof for Mountain Living
Your roofing material needs to handle everything Western North Carolina throws at it: torrential rain, gusty mountain winds, summer heat, winter ice, and relentless humidity. The right choice depends on your budget, your home's architecture, and how long you plan to stay.
Here's an honest look at the most popular options for our region.
Architectural Asphalt Shingles
Architectural shingles remain the most popular choice for Asheville-area homes, and for good reason. They offer solid performance at a reasonable price point, typically $4 to $6 per square foot installed. Modern architectural shingles are a major improvement over the thin three-tab style. They're thicker, more wind-resistant (many rated for 130 mph), and come in a wide range of colors and profiles that complement mountain home styles.
For WNC specifically, look for shingles with algae-resistant granules. Our humidity makes algae and dark streaking a common problem, and algae-resistant options stay cleaner much longer. Brands like GAF Timberline and CertainTeed Landmark both perform well in our climate.
The main downside is lifespan. Even premium architectural shingles max out around 30 years in our climate, and most homeowners see 20 to 25 years of reliable performance before replacement is needed.
Standing Seam Metal Roofing
Metal roofing has surged in popularity across Western North Carolina over the past decade. Standing seam panels offer outstanding durability, with lifespans of 50 years or more. They shed rain and snow effortlessly, which is a real advantage on steep mountain roofs where snow accumulation can be a concern.
The energy efficiency of metal is notable. Metal roofs reflect solar heat rather than absorbing it, which can lower cooling costs by 10 to 25 percent during Asheville's warm summers. They're also fully recyclable at end of life, which appeals to the environmentally conscious homeowners common in our area.
Cost is the main barrier. Metal roofing runs $8 to $14 per square foot installed, roughly double the cost of shingles. However, when you factor in the 50-plus year lifespan and near-zero maintenance, the cost per year of service is often lower than shingles.
Synthetic Slate and Shake
For homeowners who love the look of natural slate or cedar shake but want better value and easier maintenance, synthetic options are worth considering. Made from engineered polymers, synthetic slate and shake tiles mimic the appearance of natural materials while weighing significantly less and costing a fraction of the price.
These products typically last 40 to 50 years and handle our mountain weather well. They're impact-resistant, which helps with hail, and they won't rot or grow moss the way natural cedar does in our humid climate.
Natural Slate
Some of the most beautiful roofs in Asheville are natural slate, particularly on historic homes in neighborhoods like Montford, Grove Park, and Biltmore Forest. Slate is essentially a lifetime roof, lasting 75 to 150 years when properly installed. It's fireproof, hail-resistant, and ages beautifully.
The downside is cost, typically $15 to $30 per square foot installed, and weight. Slate requires reinforced roof framing, which adds to the expense. It also requires a roofer experienced with slate installation, as improper techniques can crack tiles and create leaks.
Our Recommendation
For most Western NC homeowners, either high-quality architectural shingles or standing seam metal provides the best combination of performance, value, and curb appeal. The decision usually comes down to budget and timeline. If you're planning to stay in your home long-term, metal is hard to beat. If you need a reliable roof at a lower upfront cost, premium architectural shingles are an excellent choice. See our full roofing services for details on what we install.
